The ex-MOD property that needed two contractors, not one
A homeowner in Woolwich contacted us about a utility cupboard in an ex-MOD property near the Royal Arsenal estate. They had been told by a general builder that the board lining the cupboard "looked like it might be asbestos" and wanted it removed before starting a kitchen renovation.
We visited for a survey. The board was asbestos insulation board — confirmed by UKAS-accredited laboratory analysis of a bulk sample. AIB is a licensable material under the Control of Asbestos Regulations 2012. We do not carry out licensable work, and we told the client this clearly.
We referred them to an HSE-licensed contractor from our network, who completed the AIB removal under a licensed enclosure with full four-stage clearance. Once the AIB was gone and the clearance certificate issued, we returned to remove the asbestos cement soffit on the rear extension — non-licensed work that we handled directly.
The homeowner needed two contractors, not one. That is not a failure — it is the correct outcome. A contractor who quotes for AIB removal without an HSE licence is not saving you money; they are exposing you to a criminal liability under CAR 2012.
