When we visited for the site survey, we noticed the kitchen ceiling had a heavily textured Artex finish. We asked when the extension had been built — the answer was 1974. The Artex had been applied at the same time. A bulk sample confirmed chrysotile at low concentration.
We quoted for both the roof and the ceiling in a single visit. The homeowner had not considered the ceiling — they had been focused on the roof because that was the visible, deteriorating material. But removing the roof and leaving the Artex in place would have left an asbestos-containing material in the kitchen that would need addressing before any further renovation work.
