Catford SE6 / SE23 — Property Context
Why asbestos is common in Catford and Forest Hill properties
Catford and Forest Hill are dominated by 1920s–40s semi-detached houses, many with integral or attached garages. The garages in this area were frequently re-roofed in the 1960s–70s using asbestos cement sheeting — the cheapest and most widely available roofing material of the time.
What distinguishes garage roof jobs in this area is the base slab. After decades of water ingress from a deteriorating asbestos cement roof, the concrete base slab beneath is frequently cracked, spalled, or structurally compromised. In our experience, around 80% of garage roofs in the Lewisham and Catford area need base slab repair or replacement at the same time as the roof removal. A contractor who quotes only for the roof removal and does not check the base slab will leave you with a new roof on a failing structure.
The main house interiors in this area also commonly have Artex ceilings — applied in the same 1960s–70s period as the garage re-roofing. We survey both as standard and quote for the complete scope in a single visit.

The garage roof that needed more than a roof
A homeowner in Catford contacted us about the asbestos cement roof on their attached garage. The roof was visibly deteriorating — cracked sheets, moss growth, and water staining on the garage walls. They had received one quote already, for roof removal and replacement with GRP.
When we visited, we checked the base slab as part of the site survey. The concrete had cracked along two lines and had a visible dip of approximately 30mm — the result of years of water pooling beneath the deteriorating roof. The base slab would need to be broken out and replaced before the new roof could be installed.
The previous quote had not mentioned the base slab. The homeowner would have had the asbestos cement removed, the new GRP roof installed, and then discovered the base slab problem when the new roof started showing the same water ingress pattern within 12 months.
We quoted for the complete job: asbestos cement removal, waste disposal, base slab break-out and replacement, and GRP roof installation. One visit, one quote, no surprises.
