Do I have to remove asbestos if I find it?

Not always. Asbestos in good condition and left undisturbed often poses little risk. A survey will tell you whether it's safer to remove it or manage it in place. If the material is damaged, crumbling, or in the way of building work, removal is the safer route.

Do I need to move out during the work?

For most non-licensed jobs, no. We seal off the work area and keep the rest of your home or premises usable. We'll tell you upfront if a job needs you to keep clear of a particular space.

What asbestos work do you do, and what do you refer on?

We handle non-licensed asbestos work: cement roofs and cladding, floor tiles, textured coatings like Artex, soffits, gutters, and similar materials. Some higher-risk materials legally require a licensed contractor. We don't carry that work out ourselves, but we'll point you to someone who is licensed.

How much does asbestos removal cost?

It depends on the material, the amount, access, and whether replacement work is needed. The survey and quote are free and carry no call-out charge, so you'll have a clear written price before anything starts.

What happens to the asbestos after you remove it?

A whole asbestos garage should be dismantled panel by panel and lifted away intact, not demolished or broken up. The prefabricated sectional garages common across London are built from asbestos-cement roof sheets and wall panels bolted to a concrete or steel frame. Every one of those panels is brittle, so the safe way down is to unfasten and lower each one whole, exactly as we do with a roof, rather than pulling the structure over.

These garages were put up in huge numbers from the 1950s to the 1980s, and many are now past their life: cracked panels, rusted bolts, sagging roofs. The garage that came down in the wrong order

A homeowner in Lewisham called us after a previous contractor had started the job and stopped. They had removed the roof sheets but left the wall panels standing — unsupported, cracked at the base, leaning. The frame had nothing holding it square.

We propped the frame before touching anything, then worked the wall panels off one at a time from the top down. The base slab had cracked under the frame posts and needed cutting back before it was safe to use. The whole job took two days longer than a standard removal because of the sequence problem.

The order matters: roof first, then walls, then frame, then base. When it goes the other way, the structure becomes unpredictable and the base takes the damage.

Is a whole garage removal the same as a roof removal?

No. A roof removal takes the sheets off the top of a standing structure. A whole garage removal dismantles the entire building: roof, wall panels, frame, and base clearance. It takes longer and costs more, but you end up with a clear site.

Do I need planning permission to remove the garage?

Usually not for removal alone. If you want to replace it with something new, that depends on the size and your local authority. We can advise, but planning is your responsibility.

How long does a whole garage removal take?

A standard single garage takes one to two days. A double garage or one with a damaged structure typically takes two to three days. We give you a timeline in the quote.

Can you fit a new garage at the same time?

Yes. We can supply and fit a new timber, steel, or concrete garage on the same visit, or on a follow-up visit once the base is ready. It is quoted as a separate item.

What happens to the asbestos waste?

All asbestos waste is double-wrapped in heavy-duty polythene, labelled, and transported to a licensed disposal facility by a registered waste carrier. You receive a waste transfer note as proof of legal disposal.
