Domestic asbestos removal
Most homes built before 1985 contain asbestos somewhere. The majority of it is in good condition and poses no immediate risk. The problem arises when it needs to come out — for a renovation, an extension, a roof replacement, or because a material has started to deteriorate.
The most important thing to understand is that most domestic asbestos is non-licensed work. Asbestos-cement garage roofs, floor tiles, Artex ceilings, soffits, flues, and cold-water tanks are all non-licensed asbestos-containing materials under CAR 2012. Removal does not require an HSE licence. It does require trained operatives, the correct method, and licensed waste disposal.
What most homeowners do not know is that the condition of the material matters as much as the type. A garage roof in good condition can often wait. A roof that is crumbling or has been partially damaged by a falling branch needs to come out sooner. We give you an honest assessment at the site visit — not a sales pitch for immediate removal.

From our work
We were called to a 1970s terraced house in Lewisham where the owners had been planning a kitchen extension for three years. The hold-up was the floor: a previous surveyor had told them the vinyl tiles contained asbestos and that the job would be "complicated and expensive." They had put the extension on hold.
We visited, confirmed the tiles were chrysotile-containing vinyl — non-licensed material — and took a sample of the adhesive beneath them. The adhesive also came back positive. Both materials were within our scope. We removed the tiles and adhesive using wet methods and an H-class vacuum, leaving the concrete subfloor clean and ready for the builder. The whole job took one day.
The owners had been told it was complicated. It was not. It just needed someone who knew the difference between non-licensed and licensed work, and who would give them a straight answer.

If a material is in good condition and does not need to come out immediately, we will tell you. We do not push for removal when management in place is the right answer.
