Commercial asbestos removal
Under Regulation 4 of CAR 2012, if you own or control a non-domestic premises built before 2000, you have a legal duty to manage asbestos. This means identifying asbestos-containing materials, assessing the risk they pose, and putting a written management plan in place. Failure to comply is a criminal offence. Most asbestos found in commercial buildings is non-licensed material — asbestos cement cladding and roofing, vinyl floor tiles, textured coatings, and insulating board in good condition. These materials do not require an HSE licence to remove, but they do require trained operatives, the correct method, and licensed waste disposal.
The difference between commercial and domestic asbestos removal is largely one of scale and scheduling. A warehouse with 800m² of asbestos-cement roof cladding is a bigger job than a garage roof, but the method is the same. What changes is the programme — commercial clients need the work done around their operational hours, with minimal disruption to tenants, staff, or customers.
We work out of hours as standard for commercial jobs. If your premises cannot be vacated during the working day, we schedule evening, overnight, or weekend shifts. The price reflects the hours, not a commercial premium.

From our work
We were brought in by a property manager in Greenwich to remove asbestos-cement cladding from the external walls of a working warehouse. The tenant — a logistics company — was operating seven days a week and could not vacate the building. The cladding was on the external face only, which meant we could work from outside without entering the operational area.
We agreed a programme with the property manager: two operatives working from 6pm to 2am on weekday evenings, with a full weekend shift to complete the upper sections. The tenant was informed of the programme and the access restrictions around the working area. We completed the removal in eight shifts without a single day of operational disruption.
The property manager's comment afterwards: "We've used contractors before who said they could work around us and then couldn't. You actually did it." That is what out-of-hours scheduling means in practice — not just a line on a quote, but a programme that holds.

Materials we do not remove: Sprayed asbestos coatings, lagging on pipework and boilers, and heavily damaged asbestos insulating board require an HSE-licensed contractor. If we find these materials during a survey, we will tell you clearly and refer you to a licensed contractor.
We visit the premises, identify all asbestos-containing materials, assess condition and risk, and confirm which materials are within our non-licensed scope.
We produce a written quote with a clear programme — including out-of-hours scheduling if required — and confirm the waste disposal arrangements.
