Timescales vary significantly by job type, property size, and the number of asbestos-containing materials (ACMs) involved. This guide provides typical survey-to-clearance-certificate timelines for the most common domestic and commercial removal scenarios.
Typical timescales by job type
All timescales are from first contact to receipt of air clearance certificate. They assume a site survey is carried out before work begins and that the job proceeds without delays. Timescales are indicative — your quote will include a specific programme.

What affects the timescale?
A job with multiple ACM types — cement roof, Artex ceiling, and floor tiles — will take longer than a single-material removal. Each ACM type may require a different removal method and a separate containment setup.
Restricted access — scaffolding requirements, confined spaces, or working around occupied areas — adds time. We factor this into the programme when we carry out the site survey.
If the removal includes reinstatement — a replacement roof, replastered ceiling, or new floor — the total programme will be longer. We quote for removal and reinstatement together so there are no surprises.
Air clearance must be carried out by an independent UKAS-accredited analyst. In most cases we can schedule this for the day after removal. In busy periods, there may be a 1–2 day wait.

The five-day quote from the previous contractor was not wrong — it was simply based on a standard programme that did not account for the specific conditions of this job. A site visit before quoting is the only way to give an accurate timeline. A quote produced from a photo or a description will always carry more contingency than one produced after a proper survey.
